Remove all the clutter from your yard, including leaves, lawn clippings, and children’s toys. Make sure your grass is cut and edged, and put a fresh layer of mulch around bushes, trees, and other plants. If you have wilting flowers, remove them and replace them with healthier blooms. Don’t add new plants unless you’re replacing old ones, though; you don’t want to give buyers the impression that keeping up with the yard is a full-time job.

It’s always nice to step into a cool house on a hot day (or a warm one on a chilly day), so make sure that your temperature is set to a comfortable level when agents are showing your home. If it’s hot outside, leave a few cold bottles of water on the table or kitchen counter for your guests. Little touches matter a lot!
Open all the blinds and pull back the drapes, too. The more natural light you allow into your home, the better. Supplement natural light by turning on all your electric lights; if you still have dark corners, add lamps as necessary. You want to show that your home is bright and open, even if you don’t ordinarily keep it that way.
House Staging Tip #3: Keep Everything Spotless
If you want to sell your home quickly, buyers need to see that they won’t have to do a lot of work after they sign the dotted line. For you, that means keeping your house free from dust, dirt, and grime. Keep a fresh set of new towels handy, and only put them out when you’re having a showing, and make sure all books, toys, and other “stuff” is picked up and put away before potential buyers come to call.
Pro tip: It’s tough to start fresh each time you have a showing, so keep a few empty laundry baskets handy. When you get a call that someone’s coming, whisk your personal effects and whatever clutter you can find into them before you leave (but don’t forget to bring the baskets with you).
