Before you start staging your home, you need a clean(ish) slate. That means it’s time to sort through everything you own. When you find something you haven’t used in a year or more, put it in one of three groups: trash, donate, or sell. Home Staging Tip #1: Clean Everything

Scour your home from top to bottom. Pay special attention to the floors in high-traffic areas and the décor in rarely-trafficked areas. Tackle the kitchen and bathrooms first, because they’re generally the toughest.(If it fits in your budget, skip this step and hire a cleaning service that specializes in full-house cleaning so you can focus on the other aspects of prepping your home.)

Home Staging Tip #2: Pare Down Your Furniture

Remove excess furniture that gets in the way of clear traffic flow in each room. If you have an odd ottoman, a rickety recliner, or a table that’s seen far better days, put them in storage or get rid of them. The goal of staging is to get buyers to envision their stuff in your home – and they need to see plenty of space in order to do that.

Home Staging Tip #3: Check Your Décor

Buyers will have a tough time imagining themselves in your space if it’s cluttered with family memorabilia or eccentric décor. Take down personal photos and replace them with completely neutral artwork, and remove pieces of décor that might be controversial or that don’t appeal to everyone. Buyers want to envision themselves living in your house, but it’s tough when your personal accents are everywhere.

Home Staging Tip #4: Fresh Paint, if You Need It

If your home looks dated, consider repainting. Don’t go all-out and do the entire house without consulting your Orlando real estate agent, though; you might not need to spend the time or money on it.

Home Staging Tip #5: Sell the Idea of Comfortable Luxury

Add accents like plush throws and fluffy pillows in the bedrooms and, if it looks right, on the sofa. Put new towels in each bathroom (spa-rolled often looks best) and put charming coffee table books on empty surfaces. You want buyers to feel relaxed and comfortable – cozy, even – and outfitting your house with accessories like these can put buyers in the right mindset.
