You don’t always have to hire a professional decorator to pull off the perfect design style. These seven tips will help you transform an ordinary bathroom into an extraordinary one:

  • Add art
  • Redecorate your existing tile
  • Maximize storage
  • Redo the floor
  • Use a wall mural in the shower

#1. Replace the light fixtures.

You don’t have to stick with ordinary overhead lighting in your new home. Wall sconces may be a perfect addition, if you’re able to rework the wiring – but if you’re not, there are plenty of amazing light fixtures (like this, this and this) that can modernize the whole space.

#2. Add art.

Find some treated canvas prints you like and add them to your lavatory for a luxury look. You can also put together a wall gallery featuring objects, like starfish, or use a wall sculpture like this to add serious panache.

#3. Redecorate your existing tile.

You don’t have to rip out all the tile to get a fresh look in the bathroom, although you can – just remember it’s a big project. What you can do instead is use self-adhesive tile to dress up what’s already there without damaging the surface behind it.

#4. Maximize storage.

Even if you have a large bathroom, adding pull-out drawers to your cabinetry can make a big difference in the way the space feels. You can also invest in a few floating wall shelves or wall-mounted baskets to make the most of the space you have.

#5. Redo the floor.

While you may not be able to tackle this project yourself, it’s definitely worth it – redoing the floor can transform the whole bathroom. Think about vinyl floor planks or stone tiles to head out of the ordinary and into the extraordinary.

#6. Use a wall mural in the shower.

Whether you choose a waterproof print to mount in your shower, have it professionally painted, or choose peel-and-stick décor, adding a wall mural to one wall of your shower can be a spectacular way to add style and pizzazz to your lavatory. Check this out for inspiration.

#7. Paint your walls and your vanity.

You don’t have to have white walls and a wood-colored vanity. It’s your bathroom, so choose a palette of colors you love and dive right in! Pro tip: Paint the vanity a shade or two darker than the walls for a dramatic effect (and to break up the monotony, even if you’re using a vibrant color).

Three Reasons Not to Make Home Improvements Before You Sell Your Home

Before you spend any money improving your home, talk to your Orlando Realtor® about what’s best – there may be some really valid reasons you should skip the improvements and save that cash for your next down payment, instead.

#1: Not all improvements are really improvements.

Things like new countertops and hardwood floors are improvements… but repairing the roof or replacing the HVAC system don’t count. Those are routine maintenance issues that buyers expect, and while you may need to do those things, you need to know that they’re not likely to raise your home’s selling price.

#2: Not all improvements are created equal.

A major bathroom remodel can cost upwards of $30,000 – and a kitchen remodel can be even more. However, while you’ll likely get a pretty good return on your investment when someone buys, there are sometimes better ways to sell faster and for more money. Talk to your agent about which upgrades and improvements will justify raising your asking price and help you sell your home faster.

#3: Improvements may not be right for your area.

A home in a median-income neighborhood that has top-of-the-line appliances, a gourmet kitchen and floor-to-ceiling windows can be tough to sell for many reasons. Your home has to “fit” in the neighborhood rather than stick out like a sore thumb, which means going all-out and decking out your home in hopes of attracting a buyer who ordinarily wouldn’t buy in the neighborhood is usually a bad idea. There’s a lot more than interior structure and amenities that go into a home’s price, and location is definitely one of them.
